What the HELL, EAxis?! I've been lucky enough to never see this phenomena before, but now it's plaguing some lots (nengi65's Factory Living) that I added to Downtown. I have no clue what the heck is supposed to be in those spots; I installed the lots entirely with Clean Installer (including all recolors and CC) and I am baffled.

Japanese Maple Tree. Guess what? If you go to lots you'll see it as well. Install Seasons patch.

Delete your cache files too, or else you may still have the tree problem even though you did what you needed to to take care of it.

Alright, I ran the Seasons patch and as I suspected, my game has already been patched. I checked the threads about the maple trees problem and mine seems a bit different -- the problems reported at the time were that trees were spawning everywhere, whereas mine seems to be some sort of tree that won't show up at all. Grrr!

Those trees seem to be on-lot. Try and blow them up with the stuck object remover.

Oo, oo, I remember this one -- it's caused by old tree recolors or custom trees that don't have meshes/colors for all the seasons.  remove any custom trees/tree recolors you have, and that should solve it.  I had the same problem, and it turned out to be a tree or recolor I downloaded from MTS2 ages ago; your screen shot looks like the same kind of tree I was having the problem with.
