And with the SWAF problem I've noticed that Pleasantview seems to have the problem with hanging SWAF's even in an untouched version. So whenever I rest Pleasantview now one of the first things I do is to go in with SimPE and delete all the SWAF's with no sim associated to them. Seems to help the problem.
How do you see them/know they are dangling? Sorry for not getting back to this earlier Blue, I got a little sidetracked with a sick daughter yesterday. The way I understood it is when you look at all the SWAF's the ones that are dangling do not have a sim associated with them. So I methodically looked at every SWAF using SimPE and if it didn't have a sim I deleted it. It's monotonous to look through all those SWAF files but it only took me about 10-15 minutes and once done it should keep my Pleasantview in better shape (knock on wood). There's a post about deleting the SWAF's here a while back. I go see if I can find it. Here it is- http://www.moreawesomethanyou.com/smf/index.php/topic,4580.0.html

In my current incarnation of Pleasantview Brandi recently married former repairman Waylon Fairchild. They just had twin daughters who are very pretty.

Yes ghosts will haunt community graveyard lots. In my experience the haunting doesn't seem to be as frequent as residential lots though. Sometimes it takes the third or fourth nightime visit to the cemetery before the ghosts come out to "play."

I had to delete the chess table to remove the phone books when it happened in one of my houses. Having two adults play chess won't work, one of them will complain that the chair is blocked.

Hegelian, for some reason the expression on the baby's face reminds me of Elmer Fudd. He does look like a cutie though after checking out the other pictures. Atavera's toddler blanket is a must have in all of my houses with little ones.

In one of my incarnations of Strangetown Vidcund Curious had a phantom pregnancy. I think my problem was due to the usual glitchy weirdness of the Curious lot. I'd moved Vidcund and his alien daughter and Pascal and his alien son each to their own place; Lazlo, girlfriend Crystal Vu, and friend Kristen Singles were the only ones living on the lot. One time when I was playing the lot Vidcund did a "walk by" which wasn't weird except he was back in his maternity clothes. When I went back to his lot he looked pregnant but never gave birth. He'd rub his belly, wife Erin would talk to his belly and rub it and he couldn't go to work either. I ended up boolproping him pregnant so he'd finally give birth and be able to go back to work.

Are they visible when you go to the cemetery in build/buy mode? If that's the case I think it's normal. If you send a sim to the lot the tombstones should now be gone. In my game at least it takes sending a sim to the lot to make the tombstones disappear.
I have a possible solution to make Ripp able to romance his former girlfriend. I had the same problem with all the formerly married couples when I resurrected the Tricous. They had some romantic interactions available (kiss, hug & flirt) but they couldn't makeout, go on date, get engaged, etc. It was as though something with the updated Nightlife patch "broke" the resurrection process and made them pseudo-family. I saw a few posts and stories on the TS2 site that a dose of the love potion fixes things. And it does, I was able to remarry all the Tricous and they each had full romantic interactions back. So try having Ripp buy some love potion from the gypsy and see if that will make them able to go on dates and such again.

I haven't deleted anyone in Pleastantview and I occasionally get blank wants for the following sims when I load their lots-
Nina and Don Lothario-Caliente John & Jennifer Burb (happened once to Lucy Burb before she left for University) Beau Broke MarySue Pleasant
Edit- Nevermind, I decided to go ahead and attempt to delete all the dangling SWAFs. Considering how unawesome I am it was a simple though tedious process. There were more than I'd originally thought, about 90 dangling. But now I have 528 character files and SWAF files. Pleasantview seems to be operating as it should for now. *crosses fingers*

Sounds like the professor was one of those dratted Drama professors. They're in love with everyone and you're in for a surreal time if you invite one over. Marrying or moving a drama professor is even worse. They seem to have the "in love with everyone" problem for the rest of their lives. Those cows are a pain in the rear too. I love it when the cheerleader shows up and beats the snot out of the cow. They'll flirt with your sims and cause all sorts of problems. I'm not sure why the sim has the memory of the cow cheating. Maybe it has to do with the cow initiating the flirting or some odd glitch. If you hate those cows as much as me you might want to give TwoJeffs' evil cow mascot trophy head a try.

I've had similar issues and I don't use a nocd with the Sims. Once with a Uni student I moved into a Sorority and a couple of times with Uni CAS sims. It's annoying not to be able to see the accurate meter unless I'd take the sim to a community lot but a couple of assignments, the term paper and attend the class at least one ensures a good grade. TJ's college adjuster worked great for me too if I wanted to graduate them quickly. All of my YA's with this problem graduated fine with at least a 3.5 GPA.
But I'm a little confused on Shift-Clicking on the college adjuster Blue. The one I have all I have to do is click on it (no shift) select Semeter and pick the grade level. Am I dense and missing a new awesome version? Or something I've been completely blind to all along? I wouldn't be surprised, I am rather scattered at times.
I second Zephyr's suggestion that you try moving them to another lot if you haven't already tried that. Or maybe try having Mitch go to his final from a community lot. You could try the longer (and more annoying I'm sure) plan of having him do a few assignments, the term paper, go to class then use Pescado's College Clock to see if you can get Mitch to even go to his final.
